These Terms & Conditions are in place to help ensure a comfortable, safe, and enjoyable stay for all guests. By completing a booking, guests agree to the following:

Booking & Payment

All bookings are subject to availability and confirmation. Full payment is required to secure your reservation. Guests will be asked to review and agree to these Terms & Conditions before completing payment.

Cancellation Policy

Cancellations or changes to a reservation must be made at least 14 days prior to the scheduled check-in date to be eligible for a refund.
Cancellations made within 14 days of arrival are non-refundable.
In the unlikely event that the host must cancel a confirmed booking due to unforeseen or extreme circumstances, guests will receive a full refund.

Refund Policy

Refunds are issued only in accordance with the cancellation policy outlined above. Complaints or issues reported after departure may not always be eligible for resolution or refund.

House Rules & Guest Conduct

  • Guests are expected to treat the home with care and respect throughout their stay. Any behavior that causes damage, excessive cleaning, or disturbance may result in additional charges or termination of the stay.
  • We do not allow pets, please do not bring your pets to the property.
  • The host reserves the right to end a stay immediately and without refund if these Terms & Conditions or house rules are violated.
  • The address, Wi-Fi details, and lock code will be shared in the morning of arrival.
  • We provide a propane tank for the grill. If you plan to use it, there is a store about 5 minutes away where you can get it refilled.

Cleaning Fees

We do not charge a cleaning fee at the time of booking because we trust our guests to respect our house rules. However, if these rules are not followed during your stay, a cleaning fee of $95 may be applied after check-out. Thank you for your understanding!

Smoking Policy

Smoking, vaping, and e-cigarettes are permitted outdoors only. Smoking inside the home is not allowed.

Pool Use & Safety

The pool is available for guest use during the stay. Use of the pool is at the guest’s own risk.
Children must be supervised by an adult at all times while using the pool. The host is not responsible for accidents or injuries resulting from pool use.
Please note that the pool is not heated.

Personal Responsibility

Guests are responsible for their own safety and the safety of anyone in their group during their stay. This includes supervising children and using all amenities responsibly.
The host is not liable for personal injury, loss, or damage to personal belongings during the stay.

Security Deposit

A refundable security deposit of $150 is required for all reservations, regardless of length of stay.

  • The security deposit is collected separately from the booking payment.
  • The deposit is fully refundable after check-out, provided that:
  • No damage has occurred to the property
  • No stains are found on furniture, linens, or surfaces
  • No items are missing
  • All house rules have been followed
  • Refunds are processed after post-stay inspection of the property.

Failure to comply with the security deposit requirement may result in cancellation of the reservation in accordance with the cancellation policy.

Events & Noise Policy

Small events or gatherings are permitted with prior approval. If you are planning an event, please contact us in advance so we can confirm suitability and expectations.
To respect the surrounding neighborhood, guests are asked to keep noise to a reasonable level at all times. Outdoor quiet hours apply between 11:00 PM and 7:00 AM.
Excessive noise, unauthorized events, or disturbances may result in the immediate termination of the stay without refund.

Property Access

Guests have access to the entire home excluding the garage. The garage is not available for guest use or parking.

Privacy

Guest privacy is respected at all times. Any personal information collected during the booking process is used solely for reservation management and communication purposes and is not shared with third parties.

Changes to Terms

These Terms & Conditions may be updated as needed. The most current version will always apply to active bookings.
